Welcome Starbucks

I had my first- in -forever Starbucks Mocha yesterday. At the Featherhill shopping center located in Southold, Long Island, New York, a store has just opened.
While the local community generally eschews the presence of visibly large chains and franchises, my favorite mocha flew under the radar somehow. As a small business owner, I can understand concerns about having large chains and franchises come into town- in addition to disturbing the delicate balance of charming, local venues with potentially garish looking entities that include a drive thru, it poses a genuine risk to the continued sustenance of local companies, not to mention the unique aspect of different shops with different local styles. As an area that experiences a high volume of summer traffic, disturbing the balance is a natural concern.
Interestingly, little is noted about the presence of another huge franchise entity, the Cendant Corporation. Having created a separate company that deals only in real estate, Realogy is the owner of several “local” companies, including Century 21, Corcoran, Sothebys International (Daniel Gale), and both ERA and Coldwell Banker. Quite a handful of New York real estate opportunities.
Agway is a large company, but that doesn’t detract from the wonderful store operated in Southold. The McDonalds in Mattituck gets frequent visitors that have a penchant for occasional fast food. While national drugstores are making an appearance, the Southold Pharmacy serves all of my needs, but perhaps I’ll visit the newly constructed CVS,also located in Mattituck (except, I’m always lured into the Love Lane shops, and find it hard to leave)…and what would we do without King Cullen in Cutchogue, when variety is sought? Large, and neccessary, at least to me.
Will I choose Starbucks over a local coffee provider? Yes, and no. If I want a fabulous mocha, Starbucks has my taste buds to a tee. A chain store rarely offers what the local businesses have to offer, and Starbucks doesn’t change that. It just offers a quality choice when the mocha craving hits-until now, it’s been a treat that’s been missing. That said, absolutely nothing can replace the quality breakfast sandwiches, bagels, and pastries offered in Southold- and I always order orange juice with them anyway.
I lived without Starbucks; I think that my quality of day to day would be compromised without our locally owned breakfast contingent. Another great place to stop, over coffee, and discuss your real estate needs: serving experience in real estate to Riverhead, Jamesport, Aquebogue, Peconic, Laurel, Mattituck, Southold, Cutchogue, Greenport, East Marion, and Orient!
Nassau Point, Cutchogue, New York

Nassau Point, located in Cutchogue, New York, is a summer retreat offering a wide array of choices. The feeling when entering this community is “woodsy-water.” The choices are unlimited, and fit most budgets- and the offering of properties is generally ongoing. Take this to mean: there are usually opportunities to purchase a home in this special community.
While a large community by North Fork standards (there are hundreds of homes in this enclave) I had the opportunity last summer to attend their annual tag sale, held on the beach parking lot. The upbeat mood of the “vendors” created a lovely opportunity to view not only the wares, but the spectacular views of Peconic Bay, with its sandy white beach- available to all of the residents of this community. While some beaches in the area are a bit rough on the toes, this beach is a sunbathing, water play environment- complete with a playground for the kids.
The community itself is a winding, woodsy interplay of magnificent historical homes, mixed with newer properties- no conflict, as each home is snug in its own little forest.
Known for offering an upscale environment for the summer crowd, the area is also home to full time residents, appreciative of the serene environment that this community provides.
Homes range from the 500’s to the millions-plus (waterfront, with unparalleled views) but the feeling that I got at the tag sale was one of cohesiveness within the community- intimate, regardless of the property size.

North Fork Summer Repose

If you are looking for a summer home, there is no better place to be than the North Fork of Long Island. Check out Southold, Greenport, Jamesport, Mattituck, Cutchogue, Orient and Riverhead, for starters. I’ve included a map to make the decision a little easier.
This is an area full of age diversity, and The Suffolk Times newspaper is constantly full of activities for everyone, whether it be a Scrabble match (National Headquarters located in Greenport NY! ), science camp for the kids, play groups, bird watching tours, sailing lessons, days at the beach, visits to local vineyards for wine tastings and an education on the process…and the list goes on. And on- tag sales with REALLY cool stuff, great local restaurants (we like O’Mally’s and Modern Snack Bar ) and a feeling that the summer was created to spend in this enclave.
With the possible exception of church on Sunday, casual is the order of the day. No pomp expected here, no worries about leaving the house without make up. Don’t even bring it. People that summer and live in the North Fork are more interested in land preservation, walking, socializing (try a Lobster Fest for fun) and playing.
Boasting a rich history, Southold and the surrounding hamlets have families that have been here since the inception of the town.
Kids love it here. In Greenport, there is a terrific skate park for the skateboard contingent- shop at unique retailers while they enjoy their “thing”. Summer creates activities for families- bands play in the central park of downtown Southold in the evenings, there are sailing clubs that encourage friendly competition, and there are events nearly every day that encourage families to spend quality time learning about nature, about arts, and about a simple life.

Is Reydon Shores Bayview’s BEST Neighborhood?

It was dark, and the dogs needed a walk, so we set off. Just around the corner was a long, wooded street. There were no streetlights, so the feeling was eerie- akin to that childhood adrenaline rush when playing hide and seek with flashlights. A “Lions and tigers and bears” experience. We KNEW that we were being watched. In a whisper speed , blinkandyoumissit moment, a herd of white tail deer appeared in front of us, crossing the street before us in silence, only to become invisible again.
Reydon Shores is a neighborhood with architectural integrity.
Reydon Shores is a neighborhood in Bayview that we accidentally “found” when we first moved to Southold.
Interested in seeing this neighborhood in the daylight, we returned the next morning. This is a neighborhood of small hills, lots of old trees, and the bay as its hidden treasure, complete with small marina for the boating crowd.
It was impossible not to be completely charmed with this diverse neighborhood- small, lovely older cottages with an occasional buoy yard ornament sit beside newer homes- well built, good looking, and respectful of the early architecture present in the area. While each house is completely unique, and the ages vary greatly, there is an integrity to this area. The yards vary significantly as well, yet the tie in seems to be the care taken to preserve this beautiful area. This is a neighborhood that is involved in maintaining the charm.
On the same day, we walked again at twilight. Kid’s voices, some happy, some frantic, accompanied us at various points, adding another special feature of this neighborhood- the presence of summer homeowners, giving their kids a fabulous vacation. Reydon Shores has an intimate feeling, set back enough to enjoy a wooded entrance, with the bay beckoning on the other side- a summer paradise for families.
The halfway point, before returning home, is the bay itself, available to all of the homeowners. There is a great beach area with ample room to enjoy North Fork afternoons, as well as a boaters paradise of dock space. Absolutely beautiful, especially if the sun is setting…
There are currently no homes for sale in Reydon Shores. With only 100 or so possibilities, the availability is limited. Fifty Five and…BETTER! A Lifestyle Change

Recently, I have been employed with a highly respected national home builder. This builder specializes in luxury condominium communities for those fortunate enough to be fifty-five or… better. I was close enough to the action to become involved in a very intimate purchasing decision from the fastest growing buying population- the tidal wave of baby boomers looking for a simpler existence.
I observed that people in this demographic are often unsure. There is confusion about a retirement community as opposed to an active adult community. The notion of a truly premature deliverance to a retirement “home” is unthinkable to this group. They are still YOUNG. To clarify:
A retirement home often has facilities for assisted living, in addition to medical alerts. I have the most youthful of mothers, but having been diagnosed with a brain malfunction, she is living in an environment that offers ASSISTANCE. Living independently, but having available emergency help on site. For a North Fork assisted living community, try Peconic Landing. For nursing care, check out San Simeon on the Sound, in Greenport, NY.
An active adult community has facilities for tennis, swimming, working out, and socializing. Socializing with people close to their age range or those that may be older and are active people. Active adult communities do not offer “assistance” because it is not anticipated. Fun is the agenda, and active adult communities offer an amazing environment for the owner’s visiting families. Often you’ll find a gated entry, and Friday night get togethers where news of children, grandchildren, and past indiscretions are shared. After all, these are the teens of the 50’s and 60’s. Encore Atlantic Shores is a current offering by WCI, located in Eastport, NY - close to family in the North Fork.
For those less inclined to go “fancy”, there are other wonderful alternatives on the North Fork. In Southold, there is an adult community that goes by the name of Founders Village. While this community has amenities, the true charm lies in the location. It is a short walk to downtown Southold, where residents can often be found on warm summer evenings watching local bands perform in a central park, or enjoying the numerous summer events that Southold offers. As with the other communities, no work is required in the way of landscaping or maintenance, thus affording time to enjoy the area, do some traveling, and take advantage of the freedom that these communities offer. Prices range from the mid 300’s to low 400’s- to view, click on the tab button above for MLS, and request townhomes in Southold.

Nassau Point Upper-Cut, Round II

…Jim Norris never used the boat again. My dad sold it for him and Norris bought a new Chris Craft from him.
Jim was a personable guy. You never saw him in town or at the boat yard without his two body guards. He used to frequent the only bar in New Suffolk, (now Legends restaurant & bar) drink and join in on the crap game that was going on in the back room with the locals. Can’t you just picture this guy on his knees rolling the bones with two big goons hovering over him!

A Nassau Point Upper-Cut!

A number of years ago, in the late 50’s & early 60’s, my father was part owner and manager of a small boat yard in the hamlet of New Suffolk on the North Fork of Long Island in the Town of Southold. The New Suffolk Ship Yard sold, serviced and repaired pleasure boats, renting dock space and providing both indoor & outdoor storage.
One summer evening , Dad received a call at home from one of his customers, Mr. James D. Norris. Jim Norris was the famous (infamous?) president of the International Boxing Club of New York and owner of the Chicago Black Hawks hockey team. He owned a 26ft. Chris Craft run-about that he stored at the ship yard off- season, using it in the summer. Jim owned a lovely waterfront home on Nassau Point about two miles east of the boat yard across Peconic Bay.
In his phone call, Jim asked Dad if he had any kind of towing service. The yard had no designated towing service (no SeaTow back then) so Dad asked him what the problem was. He said his boat had hit a submerged rock out in the bay, and before the boat sank, he had managed to beach it in front of his house. Dad said that he would be right over to take a look. He called the mechanic Cal Grathwohl, and they drove over to Nassau Point. The boat was beached, flooded with a big hole in the bow area. From the looks of the damage, he probably hit the rock at full speed. Rumor had it that Jim used only two throttle positions, stop and full ahead! With a 200 HP Chrysler engine, the boat was likely doing 40 MPH.
Cal and Dad pumped the boat out & installed a temporary hull patch. They drove back to the boat yard also towing Jim’s boat back to New Suffolk. Repairs were MAJOR, both hull and engine.
